Satellite Radio tends to also specialize in their stations more than HD stations. For instance, there are specific channels for comedy or sports. Satellite Radio is also commercial free since you are after all paying for it.

HD Radio is locally-focused. You tune-in on local metropolitan stations and would not have the same coverage as Satellite as exemplified above. Though HD stations are much more like any typical non-specialized radio stations, it is possible that they may do something similar to Satellite Radio in the future.

Both HD and Satellite Radio do broadcast in digital quality audio. At this point, one does not hold a significant advantage over the other because as with radio-type transmission and reception, it is susceptible to interference and static. If you’re trying to keep up with the current technology but also want to save money, then upgrading to HD Radio isn’t so bad. Here we are with another installment of the NO BS Short Sale article series. I was asked by a Mortgage Broker friend of mine what my success ratio was on the Short Sales I worked on.

It was a question that never crossed my mind and I will eventually pull out all the ones I have worked on and figure out my Short Sale batting average. It’s funny that I would think of it in those terms Default to me this whole Short Sale process has become a game of sorts.

A little background on where I come from may help. I am the fourth of five brothers, no sisters. My Mother was a Saint, I have no idea how she put up with us as long as she did.

The reason I bring this up is that I always wanted to hang around with my older brothers and that included playing sports too. I was lucky enough to always play with a group of kids that were older than me and that helped me get better and much more competitive. That competitive spirit has stayed with me in my business life as well.

Since I look at the Short Sale process as a game, I also consider it a “numbers” game where if you keep trying to do deals and submit offers and work these things, eventually you will be successful. It is just the law of averages.

This should come as good news for you in that if you have worked one on your own, without reading some of the tips in my “Short Sale Manifesto” then you probably screwed it up big time.

I offer a confession here. The first Short Sale I did (or tried to do would be more like it) I made so many mistakes that I probably screwed things up for anyone else that came after me. I mean I did everything wrong.

The second one was much better with the result being the bank agreeing to discounting the loan but I was unable to find a back up buyer when my first buyer could not wait for the Short Sale process to run its’ course. The clock struck midnight and the property was foreclosed. If you’re counting that is zero for two, not too good so far.

The guy that had the original contract was pissed because I kept telling him it would be another week or two and I had no idea how long it was actually going to take. The bank was very ticked off because they had spent time on a contract/account they thought that they had worked out only to have it fall through.

I was also out my commission for all the work I did and no pay day. I decided then and there that I would have more at stake in these deals than mere commissions. It was a numbers game that I was going to tilt in my favor.

It is really a simple concept, the more Short Sales you work, the higher the probability that one will be accepted and you will earn a commission or close a deal.

That is a great concept in practice, but I was looking to have more control and actually wanted to increase the size of my pay days on these deals. There was only one way in which I could accomplish that goal and that was to become a principal in the deal.

Now, this will not work with all short sale deals as your clients may be very concerned about their credit and will need to live in the house until it is closed.

I am talking about the clients that call you from their driveway with the U-Haul truck loaded and ready to roll saying that they are moving, their credit is shot to hell, and they could care less about the house. If you’ve been in the business for any length of time, you have seen these people.

Consider this possibility: You spend your time negotiating the mortgage down while acting as the buyer, at the same time you are looking for a buyer who will come in and buy the house for more than what you have negotiated the debt down to.

For round number purposes lets assume you have a $150K house with $150 K in debt. The bank agrees to take $115 K since the Brokers Price Opinion (BPO) came in at $140K. You get your contract approved with the bank for the Short Sale and then keep marketing the property to a bargain hunter.

Your bargain hunter offers $130K for that $150K house and you say, O.K. I’ll let it go for that price. Your closing with the buyer you found is on the same day as your closing with the bank.

The simultaneous closing nets you about $15 K plus the commission of over $3K on the sale at $115 that the bank will be paying you anyway. Congratulations, you have in essence created $35K in equity where none existed before.

There are opportunities in this upside down real estate market if you want to do a little work.
