Owning a cat takes a little work but gives back a whole lot of pleasure in return. Here are some ideas on how to make your new kitty feel at home, while giving consolidate student loans peace of mind. It is a transition to own a new pet, so take it step by step and don’t be afraid.

If you have a small kitten, make sure to handle it a lot, gently showing it that you are someone it can trust. All my life, I have given my cats both wet and dry food. It pays to research the safety of the medicine vets recommend, and make sure to follow the dosage instructions very carefully. Don’t dose your pet higher than listed in the instructions and don’t use dog medicines on cats unless the vet says it is ok to do so. Cats groom themselves, and if you use a topical medicine on a cat that is meant for a dog, it could potentially poison him when he cleans himself. It is better to be safe than sorry. When it comes to the question of whether or not to let your cat outside or not, it is a proven fact that indoor cats live longer lives than those who are permitted to go out. Having a pet is a commitment and privilege. Remember, your pet is going to be with you through thick and thin, so be there for him in sickness or health. Give them the same chance at having a happy and full life that you yourself deserve by giving him a forever home. If for any reason you are forced to part with a pet due to unforeseen problems, be responsible about finding your pet a good home. Do for your pet what you would do for yourself. There are few circumstances that would warrant giving up a pet, so I advise you to keep your commitment, no matter what. I live in a hurricane evacuation zone, and if I have to evacuate, my pets have a large pet cage in the car to be in, with a fan, so we can be together. If you are in a hurricane zone, preplan disasters by arming yourself with a foldable cage for the back of your car, a jug of water and food if you evacuate. Buying Commercial Real Estate Using Tricky Short Sale Tactics - Can You Legally Do It?

Like the traditional real estate investing model, short first home tax credit investing is based around the idea of finding and buying properties at a discount. Moreover, buying right is also important in the short sale business. The primary difference between the two models concerns the holding time and exit strategy used to profit on the deal. The most common exit strategy in the short sale business is a back-to-back closing where a property is bought and sold in the same day. This reduces the need to buy at 65 percent of the as-is value because there are no rehab or holding costs. This gives investors more options that can be pursued and a greater opportunity to generate more business.

In the example below, the subject property is in foreclosure and the mortgages are equal to or close to the ARV. Despite the recent interest in short sale investing, competition is still low. Many investors will not touch a property that is fully leveraged or over-leveraged and in foreclosure. For those investors that will, many do not have the complete understanding of the process necessary to make the short sale transaction work. A short sale deal involves several moving parts and requires a working knowledge of how these parts fit together. For those willing to take the extra time to really learn all facets of the residential real estate business, the results are rewarding, almost overwhelming. One attractive aspect of short sales is the limited exposure they offer the investor in the terms of risk. In learning how to successfully complete a back-to-back transaction involving a short sale, the investor greatly reduces risk while increasing profit potential. The quick-turn eliminates holding costs and the uncertainty of buying a property with the hopes of selling for a profit. If structured correctly a short sale property can be acquired, negotiated and sold in such a way that the investors risk level is minimal, almost eliminated entirely. In essence, a property is bought only when it’s already being sold.

Traditionally, investors looked for properties with equity to be bought at a steep discount, rehabbed and sold. Properties that are candidates for short sales are in foreclosure and have no equity and thus most investors do not pursue them. The opportunity to buy and sell properties in foreclosure through short sale negotiations is huge. With the collapse of sub-prime lending, the possibility of finding houses to buy using the short sale method have never been more plentiful. For this reason short sales have become a buzzword in the real estate industry. Take away the risks associated with traditional investing - the holding costs, contractors, rehab, financing - and add to it the ability to quick-turn properties and it’s no surprise that short sales have become so rewarding.

Each state and county has their own rules and laws pertaining to real property. Likewise, each state also processes a foreclosure according to their procedures and laws; however, some uniformity does exist. Most investors live and work in a judicial foreclosure state while some work exclusively in a non-judicial foreclosure state. A judicial foreclosure state is one where a lawsuit (called a complaint) is required to start the foreclosure process. Attached to the complaint are other documents that are served on the homeowner. These additional documents include a copy of the promissory note signed by the borrower or homeowner, along with the mortgage signed by the borrower or homeowner. Promissory notes are IOUs: this is what is really valuable. The mortgage backs up the IOU as collateralize by the real estate. The promissory note and mortgage are exhibits on the foreclosure complaint. If you are working on a short sale, get those papers. Information such as the interest rate, when the loan was originated, and all sorts of other valuable information are on those documents. The lawsuit starts when filed at the courthouse, but cannot proceed until the homeowner, or borrower are served with the complaint and other papers. This is usually done by certified mail, a sheriff’s deputy or a process server. Once the papers have been served, the lawsuits clock begins to tick. The bank prefers to move as quickly as possible usually varies 20 to 28 days state to state but investors will need additional time to negotiate a deal with the lender.

Are your doors open for business and are you on your toes, and listening? Felix was not my cat. He was the neighbour’s cat but one day, no one answered his call. It was raining and windy. I went down stairs and opened the door. Felix arched his back, looked at me and I just stepped aside. He walked in and ever since, he kept on coming back. The lesson we learn from this:

* People can tell you a lot about what they want if you observe and be a good listener. Wherever you go, people are either complaining about bad service, what they really want and you can supply to the demand.
* I made sure to talk less, observed and keep my door open. Every email answered and every call answered
* So much so, that when the other businesses doors were closed; their customers came to me.

Find Out What Clients Needs and Wants Are

I had to get Felix some food. I could not ask the neighbour. So I went to buy some cat food but Felix did not like the cat food. So I went out again to get some new tin of cat food. This happened six times until I got it right. The moment he saw that I found out his need, what he wanted, what he liked - he eat and then walked right up to me, purring to say thank you. Lessons I learned here are:

- First qualify your clients. Some people blaze through with presentations. Sit down and ask the questions and write them down on a note pad.

- Do not give up because they said no. Sometimes it’s not the right product, the right time or they had an argument with someone. So don’t take their no as personal. Be polite and don’t push. Just make sure you’re open to business and say hello once in a while.

- People just do not like a sales pitch. They just want to be helped.

- It took time for Felix to get to know me. So I took time to stand outside with him. I’d read my books sitting next to him. I’d stroke him often and talk to him. So take time out to know your clients by listening than talking about you.

- The most important subject for people is themselves. Take interest in what they like and what they don’t like. If you see something they’ve been looking for and you don’t provide, then send them a card and say, “Hi, I remember you were looking for something like this.” They’d appreciate it. I’ve had families put my wife name as the first to pick up their children if anything happens. They are our clients.

- Business is about people, relationship and trust. Do your clients trust you enough to sit down with you and just share their dreams and make you part of their life?

And recently I got a package that caught my attention almost immediately. It came in this big shipping tube. So I opened it up and pulled out the longest sales letter in the world! As I unrolled it and began reading, I noticed that the letter had been personalized just for me. The first line was, “Russell, I want to be one of your most credible endorsements… It then went on to talk about the sender, his family and his company. He had also included a bunch of testimonials. I just kept unrolling more and more paper with screen shots, arrows, points of interest underlined, etc. It was one of the most unique ideas that I’ve ever seen, and it worked!

If you receive something like this in the mail, you’re going to read it. It was a very exciting and original way to get a hold of someone. I was most impressed that it was personalized. So take this example and run with it. Come up with creative ways to contact people instead of just using the same old email or phone book methods.

Another example; I was trying to get in touch with someone, but I just could not track him down. So I came across his home address, called Pizza hut, and had a bunch of pizzas delivered to him. I also had them write a note for me to stick with the pizzas. Sure enough, he called me that same day to say thanks.

There’s a lot of competition out there with people seeking joint ventures. So if you are one of them, be creative. Make your offer unforgettable and you will find more success.
